Benahavís is a mountainous municipality just behind the coast between Marbella and Estepona. The white village sits about seven kilometres inland in a gorge, surrounded by golf courses and gated estates that rank among the most exclusive in Europe. The municipality has around 7,400 residents, nearly half of them foreign. The village is famous for its restaurants, and locals love heading up to the square for dinner.
Life here largely happens behind the barrier: peace, security and nature come first, yet the sea is fifteen minutes away.
The areas of Benahavís
On the Nueva Andalucía side are La Quinta and Los Almendros, with golf, apartments and villas close to Marbella's amenities. Along the road to Ronda you find Los Arqueros and, higher up, the top-tier estates of El Madroñal and La Zagaleta, with villas on large plots and round-the-clock security. Around the village are Monte Halcones, La Heredia and La Reserva de Alcuzcuz, with villas in a green valley within reach of the restaurants. To the west, towards Estepona, lie Los Flamingos and La Alquería, home to the Villa Padierna golf courses.
Prices and market
According to idealista, the average asking price in Benahavís was €5,602 per m² in September 2026, 6.5% up on a year earlier. That average hides big differences. La Zagaleta stood at around €8,159 per m² and El Madroñal at about €8,074, both markets made up almost entirely of multi-million villas. La Quinta was around €6,167 per m². Half a million buys an apartment of roughly ninety square metres, for instance in La Quinta, Los Arqueros or the village.
Golf, nature and schools
Benahavís has eleven golf courses with 198 holes in total, including Villa Padierna, La Zagaleta's two courses, La Quinta, Los Arqueros, Marbella Club and El Higueral. There is no beach in the municipality: the nearest beaches at San Pedro and Guadalmina are about seven kilometres away. In return you get plenty of nature, with walks along the river and into the mountains. Families choose Creators International School in the municipality or Laude San Pedro and Aloha College in Marbella, ten to twenty minutes away.
Getting around
Málaga airport is around seventy minutes away, depending on the area. Puerto Banús, San Pedro and the AP-7 are ten to twenty minutes from most neighbourhoods. A car is essential: public transport is limited and the hill roads are winding. Expect a longer drive to the coast from La Zagaleta and El Madroñal than from La Quinta. For large supermarkets, hospitals and shopping centres you drive down to San Pedro, Nueva Andalucía or Estepona.
New build or resale, and who is it for?
Benahavís is one of the busiest areas for contemporary new-build villas and luxury sea-view apartments, especially around La Quinta, Los Flamingos and the estates along the Ronda road. Resale villas often come with larger plots and mature gardens. Benahavís suits buyers seeking privacy and golf, families who want peace with schools within reach, and the top end of the market. If you want to live without a car, this is not the place.
