In the 1950s and 1960s Torremolinos was one of the first places where tourism took off on the Costa del Sol, and you can still see it: a town built around the beach, with a long promenade, hotels and a lively centre around the Calle San Miguel shopping street. At the same time it is a real town where people live, work and go to school all year. Torremolinos is known as one of the most open and tolerant places in Spain, with one of Andalusia's best-known Pride celebrations. The population is young and mixed: Spanish families, students, expats and retirees all live side by side.
The areas of Torremolinos
La Carihuela, the old fishing quarter in the west, is the most charming part by the sea, with its famous fish restaurants along the promenade. Behind it is Montemar, quieter and residential, with apartments and some villas on the slope. The centre, with La Colina, is busy, practical and close to the train station. El Pinillo, on the hills, offers more peace and sea views. To the east is Los Álamos, by Playamar beach and close to the airport, popular for rentals and with younger residents.
Prices
According to idealista, the average asking price in Torremolinos was €4,199 per m² in September 2026, 7.1% higher than a year earlier. Half a million buys on average around 120 square metres, enough for a two or three-bedroom apartment. In La Carihuela and on the frontline you pay more, in the centre and in older buildings often less. Strong rental demand, including from people working in Málaga, supports prices.
Beaches, leisure and schools
The town beaches run from La Carihuela to Playamar and Los Álamos, with the promenade linking them. You eat fish in La Carihuela, shop on Calle San Miguel and take the children to the Aqualand water park. Golf is limited within the municipality, but the Benalmádena and Mijas courses are close by. Sunny View School is the best-known international school, and Benalmádena and Málaga offer more options a short drive away. For hospitals and big shopping centres, Málaga is right next door.
Getting around
Torremolinos sits next to Málaga airport: by car it is fifteen to twenty minutes away, and the C-1 commuter train stops in the centre and at Los Álamos, linking you to the airport, Málaga and Fuengirola. Bear in mind that works are planned which would close the stretch between Málaga and Torremolinos for several months, with replacement buses. Central Málaga is about twenty minutes away and Marbella around forty-five.
New build or resale, and who is it for?
Supply is mainly resale apartments, from studios in older towers to roomy flats with terraces. Renovation projects and smaller new-build complexes appear regularly, mostly on the edges of town and around El Pinillo and Los Álamos. With older buildings, check the façade, the lift and the community fees. Torremolinos suits investors, frequent flyers, young professionals working in Málaga and buyers looking for urban seaside living at a reasonable price.
