Living in San Martín del Tesorillo
First, an important detail: San Martín del Tesorillo is not part of San Roque. The village long belonged to the municipality of Jimena de la Frontera, became a local autonomous entity in 1999 and, following the Andalusian government's decision of 2 October 2018, has been a fully independent municipality, the youngest in Cádiz province. It lies in the fertile Guadiaro valley, between Los Alcornocales Natural Park and Sotogrande, on the border with Málaga province. Around 2,600 people live here, most of them all year round.
Oranges, river and nature
Tesorillo is best known for its oranges, although mangoes and avocados grow here too, exported across Europe and beyond. These fields once held sugar cane and later rice. The name has a story: the village was originally called Tesorillo and in 1879 the sons of the first Marquis of Larios renamed it in honour of their father. The Guadiaro, fed by the Hozgarganta and the Genal, flows through the valley and is popular with canoeists, who can paddle all the way to the river mouth by Sotogrande marina.
Homes and prices
The offer consists of village houses and townhouses in the centre and, beyond it, fincas, country houses and villas on large plots, often among the orchards. Idealista publishes no separate price figure for Tesorillo. For comparison, in the nearby San Enrique-Guadiaro-Pueblo Nuevo zone the average asking price was around €2,534 per m² in September 2026, and Tesorillo is more rural and generally no more expensive. So you get plenty of land and space for your money, a short drive from one of Spain's most exclusive addresses.
What to check
With a rural property the legal checks matter even more: is everything that has been built legal and registered, and what can you still build or alter on agricultural land? As the municipality is young, it pays to have recent planning documents reviewed carefully. Homes close to the river and on the valley floor should also be checked for flood risk on the official maps. And count on the car: Sotogrande is about twelve minutes away, Gibraltar half an hour.
