Who is it for?

Is San Diego right for you?

Ideal if you

  • value peace and a small community more than amenities on the doorstep
  • prefer a quiet cove to a busy promenade
  • want both Sotogrande and Puerto de la Duquesa within ten minutes
  • want a second home you can easily lock up and leave

Less suitable if you

  • want to walk to shops and restaurants (look at Torreguadiaro or San Luis de Sabinillas instead)
  • want plenty of choice: supply in such a small development is limited
  • do not want to rely on a car

Living in San Diego

San Diego is a small development in San Roque municipality, in the Valle del Guadiaro district, some twenty kilometres north-east of San Roque town. It sits right on the border with Málaga province, next to the Punta Chullera development in Manilva. It is one of the least known corners around Sotogrande, and that is exactly what residents love about it: little traffic, little bustle and a small, settled community. You live between sea and hills, with Sotogrande on one side and the Manilva coast on the other.

Beach and surroundings

From San Diego you reach Cala Sardina, the easternmost beach in Cádiz province. It is not a wide town beach with a promenade but a quiet stretch of coast that is far quieter than the better-known beaches nearby. If you want more life, Torreguadiaro and Sotogrande marina are a few minutes away, and in the other direction lie Puerto de la Duquesa and San Luis de Sabinillas with their restaurants and seafronts. The golf courses of Sotogrande and Manilva are all a short drive away.

Prices and homes

Idealista groups San Diego with Torreguadiaro. In that zone the average asking price was around €4,309 per m² in September 2026, up 11.9% on a year earlier. Because San Diego is so small, homes only come to market now and then, usually villas, townhouses or apartments with sea or hill views. The zone average is driven largely by Torreguadiaro, so for any specific home we always prepare a separate comparison.

Getting around and points to note

San Diego has its own junction on the A-7 at kilometre 138, so you are quickly on your way towards Gibraltar or Estepona. Gibraltar is about 25 minutes away, Sotogrande International School around ten and Málaga roughly eighty. As there are no shops within the development itself, you rely on the car for everyday shopping. With homes close to the A-7, check for traffic noise. Because the development is so small, it pays to leave your search profile with us: as soon as something suitable comes up, you will hear straight away. It is also worth looking at neighbouring Punta Chullera and Torreguadiaro, which offer a similar location with more choice.
