Sotogrande lies in San Roque municipality, in Cádiz province, just over the border from Málaga. Development began in 1962, when American Joseph McMicking and his Filipino wife Mercedes Zobel de Ayala bought an old cork and hunting estate here. Their vision was a green, spacious estate built around golf, polo and the sea, and that character has endured: large plots, lots of trees, few high-rises and a strongly international community of families and sports lovers.
The areas of Sotogrande and San Roque
Sotogrande Costa lies by the sea around the marina, with apartments, penthouses and villas close to the beach. Sotogrande Alto, higher up the hills, is the realm of large villas around Valderrama and La Reserva. On the edges of the estate are the seaside village of Torreguadiaro and the villages of the Guadiaro valley, such as Guadiaro, Pueblo Nuevo de Guadiaro, San Enrique and San Diego, with Spanish village life, shops and often sharper prices. Inland is San Martín de Tesorillo, a quiet village among orange groves that has been a municipality in its own right since 2018. Towards Gibraltar is La Alcaidesa, with links golf and views of the Rock.
Prices
According to idealista, the average asking price in Sotogrande was €4,082 per m² in September 2026, 11.1% higher than a year earlier. Around the marina the average was about €4,375 per m², while the villas of Sotogrande Alto are in a different price bracket altogether. Half a million buys on average around 120 square metres, so your budget goes further than in Marbella. San Roque town itself, a historic hilltop town, is far lower at about €1,529 per m².
Golf, polo, beaches and schools
Golf here is world-class. Real Club Valderrama hosted the 1997 Ryder Cup, the first on continental Europe, and alongside it are Real Club de Golf Sotogrande, The San Roque Club, La Reserva, La Cañada and Almenara. In summer the Santa María Polo Club draws players and spectators from around the world. The sandy beaches of Sotogrande Costa and Torreguadiaro are wide and quiet. For families, Sotogrande International School, offering the IB, is a major reason to move here, and there is also the smaller Alma Forest School.
Getting around
Gibraltar and its airport are about forty-five minutes away, not counting the border crossing. Allow around an hour and a half to Málaga airport via the AP-7. Marbella is roughly forty minutes away. A car is essential. For everyday shopping, banks and restaurants you have Sotogrande itself and Pueblo Nuevo de Guadiaro. For hospitals you drive to the towns of the Campo de Gibraltar or to Marbella. Many families combine life here with work or business in Gibraltar.
New build or resale, and who is it for?
Supply consists largely of resale villas and apartments, often on large plots with mature gardens. New builds are more limited, mainly around the marina and in new phases of Sotogrande Alto and La Reserva. Sotogrande suits families coming for the school, golfers and polo fans, and anyone who prefers peace and nature to nightlife.
