Sotogrande: living in the most exclusive enclave west of Marbella

Geert & Martine, makelaars aan de Costa del Sol sinds 2018 · 18 October 2026

About forty-five minutes’ drive west of Marbella lies Sotogrande: a sprawling, green private estate between the sea and the hills, where golf, polo and sailing set the pace. Where Marbella is lively and glamorous, Sotogrande stands for peace, space and understatement. It is a favourite with international families who want to live discreetly. In this guide you will discover what makes Sotogrande so special.

Where is Sotogrande?

Sotogrande is in the municipality of San Roque, in the province of Cádiz, just past the border with the province of Málaga. The estate stretches from the coast far up into the hills. Gibraltar and its airport are around twenty to thirty minutes away, Estepona half an hour, Marbella about forty-five minutes and Málaga airport just over an hour.

A short history

Sotogrande was founded in the early 1960s as a residential development with plenty of space, greenery and sports facilities. Golf and polo were central from the very beginning. In the decades that followed, it grew into one of the most prestigious addresses in southern Europe, with a strong British, Spanish and international community.

What makes Sotogrande special?

World-class golf

This is home to Real Club Valderrama, host of the 1997 Ryder Cup and one of the best-known golf courses in Europe. You will also find Real Club de Golf Sotogrande, La Reserva and Almenara, among others. For golfers, Sotogrande is a dream. See also Golf in Marbella.

Polo

Sotogrande is the heart of polo in Spain. Every summer it hosts a major international polo tournament, with matches, events and a lively social calendar.

The marina

The Sotogrande marina has an atmosphere all of its own, with restaurants, terraces and apartments on the water. It is far quieter and more intimate than Puerto Banús.

Education

Sotogrande International School offers a full IB programme with boarding and attracts families from all over the world. See also our overview of international schools.

Space and nature

Wide avenues, large plots, lots of greenery and views of the sea, Gibraltar and the African coast. Building density is much lower than in Marbella.

The areas of Sotogrande

  • Sotogrande Costa: villas close to the beach and the golf courses, on level ground.
  • Sotogrande Alto: hillier, with large villas and often sea and mountain views.
  • La Reserva: a modern area with contemporary architecture, a golf course and a lagoon.
  • The marina: apartments and penthouses on the harbour.

What does it cost to live in Sotogrande?

Sotogrande offers a wide choice, from apartments on the marina to large villas on generous plots. Modern villas in the best areas are offered from several million to over 10 million euros. For a comparable villa you often get more land and privacy here than on Marbella’s Golden Mile. Get in touch with us for an up-to-date overview.

Sotogrande or Marbella?

Choose Sotogrande if you are looking for peace, space, golf and polo, and an international community that values discretion. Choose Marbella if you want to be close to the buzz, restaurants and nightlife. Many buyers combine the two: they live in Sotogrande and drive to Marbella or Puerto Banús for an evening out. Tips for buyers in Sotogrande

  1. Sotogrande is in the province of Cádiz. Purchase taxes are the Andalusian ones, but local rules and taxes differ from Marbella. Make sure you are well informed.
  2. Ask about the community fees and the contribution towards security and maintenance of the estate.
  3. Check the views and orientation, especially in Sotogrande Alto.
  4. Consider the distance to the airport you use most: Gibraltar is close by, Málaga further away.

A day in Sotogrande

Life in Sotogrande moves at a relaxed pace. Mornings begin with a round of golf or a ride on horseback, followed by coffee at the marina. At lunchtime you eat at one of the waterfront restaurants or at the beach club, and on summer afternoons you watch a polo match. In the evening you dine with friends on a terrace overlooking Gibraltar. Children cycle safely along the wide avenues to school or the sports club. It is a lifestyle you will not find in quite the same way anywhere else on the Costa del Sol.

Sport and leisure

  • Golf: several top courses within the estate and in the immediate surroundings.
  • Polo and equestrian sports: polo clubs, riding schools and bridle paths through the hills.
  • Sailing and water sports: the marina and the Guadiaro river offer every possibility.
  • Tennis and padel: several clubs with an active social life.
  • Nature: the mouth of the Guadiaro is a protected nature reserve rich in birdlife.

Seasons in Sotogrande

In July and August, Sotogrande buzzes with the polo tournament and summer events. The rest of the year it is quiet and residential, with a settled international community living there all year round. Thanks to the mild climate, you can play golf and dine outdoors in winter too. Read more about the weather on the Costa del Sol.

Investing in Sotogrande

Sotogrande has its own stable market, with buyers from the United Kingdom, Spain, Scandinavia, Belgium, the Netherlands and beyond. Low building density and strict planning rules keep supply limited.
