Who is it for?

Is La Alcaidesa right for you?

Ideal if you

  • play golf and want both a links and a heathland course on your doorstep
  • value long walks on quiet beaches more than beach clubs
  • work in Gibraltar or need to be there often
  • want more square metres for your money than in Marbella or Sotogrande

Less suitable if you

  • want lively nightlife around the corner (look at Puerto Banús or Marbella instead)
  • fly via Málaga often and want a short drive
  • dislike wind: the Strait of Gibraltar is close and you feel it here

Living in La Alcaidesa

La Alcaidesa is a large development in the Campo de Gibraltar, in the province of Cádiz, lying partly in San Roque and partly in La Línea de la Concepción. It spreads over the hills above the sea, with the Mediterranean on one side and the silhouette of the Rock of Gibraltar on the other. Building followed traditional pueblo-style guidelines, so instead of tower blocks you see low white complexes, townhouses and villas. The community is international and the pace of life is pleasantly slow. Spanish families live alongside northern European buyers, and the proximity of Gibraltar clearly shapes everyday life.

Golf and beaches

The Links course opened in 1992 and sits right by the sea, with fairways looking over the cliffs to the beach. The Heathland course followed in 2007 further inland, among cork oaks and heath. Together they make La Alcaidesa a genuine golf destination. Below the development lie three quiet beaches: Playa de La Alcaidesa, Playa de La Hacienda, around four kilometres long, and Playa de Torrecarbonera. Even in summer you will find space here, a real difference from the busy beaches further east.

Homes and budget

The offer is mixed: apartments and penthouses in low-rise complexes with pools, townhouses and detached villas, many with views of golf, sea or Gibraltar. Idealista does not currently publish a reliable price per m² for La Alcaidesa, so we work with comparisons based on recent sales. In general you get noticeably more space for your money here than in Sotogrande or on the western Costa del Sol. That makes the area popular with buyers who want a spacious second home and with people working in Gibraltar who are after a house with a garden.

Good to know

For bigger shopping trips and services you drive to Pueblo Nuevo de Guadiaro, Sotogrande or La Línea. Sotogrande International School is about twenty minutes away. If you fly often, Gibraltar airport is close, while Málaga is about an hour and a half by car. Being near the Strait, it is windier here than on the Costa del Sol: lovely in summer, less so on a cool winter's day.
