About Tierra Viva
At Tierra Viva, everything revolves around design. On a hillside in El Paraíso, 53 villas are being built with a design inspired by Lamborghini sports cars: clean lines, lots of glass and luxurious materials. The villas are stepped across different levels so that every home gets sea views and privacy. The community is gated and guarded day and night.
You choose between two main types. Villa Esmeralda has 4 bedrooms, terraced gardens and a pool area, with a sauna, steam room and cinema room in the basement. We have one such villa on offer with 733 m² built, a 200 m² terrace and a 1,215 m² plot. Villa Zafiro has 5 bedrooms over four levels, with a wine cellar, a multi-purpose room and a private pool. It measures 903 m² on a 1,520 m² plot.
Floor-to-ceiling windows let the light in and make the sea view the centrepiece of the living areas. Every villa gets a lift, air conditioning and heating, a solarium and a storage room. According to one portal, the homes are delivered unfurnished but fully finished, with top-brand kitchen appliances and sanitaryware and aerothermal heating and cooling.

Sun, light and views
Here the sun rises at 07:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December that falls to 9.7 hours, with the midday sun 30° above the horizon. Tierra Viva sits about 137 metres above sea level.
According to the project details, the villas have sea views, and the stepped layout is intended to ensure the villas do not block each other's views. We check how this works out for each plot, on the plan and on site.
Homes and finishes
A portal selling the project mentions marble floors in the entrance and living areas, marble-effect porcelain in the bedrooms and kitchen, double glazing, a private lift and aerothermal heating and cooling. The energy rating in our data is B. For a villa at this price, we always compare the final technical specification with the plans, check what is part of the brand concept and what is optional, and verify the bank guarantees and the construction schedule for each phase.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation fee, a portion on signing the purchase contract and during construction, and the balance on signing the deeds. Every payment made before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Tierra Viva through Imagine Privé.

Off market: what you will not find online
Not every property on the Costa del Sol ends up on a website.
