About Madroñal Villas

El Madroñal is a quiet villa neighbourhood in Benahavís: a gated urbanisation in the hills above San Pedro, with large plots and little traffic. Madroñal Villas is a new-build villa here at 254 metres above sea level. The plot measures 3,035 m² and the house itself 869 m² built, with 6 bedrooms and 7 bathrooms. At that height and with that much land, what you are buying above all is space, peace and views.

The design revolves around light. Glazed inner patios bring daylight into every floor, including the basement. The living areas have windows more than 3 metres high, so the panorama is the first thing you see. A six-person lift connects the levels. The kitchen has a central island with a composite stone worktop and appliances from top brands.

The basement is designed as a leisure floor. There is a gym, a wine cellar and a multipurpose room you can use as a games room or home cinema. The wellness area includes a sauna, a therapeutic shower, a Turkish bath and a heated indoor pool. Outside are a landscaped garden with automatic irrigation, a private pool and parking for three cars behind an electric gate.

Madroñal Villas in figures

At €8,055 per m², this villa is about 3 per cent above the median of the new developments we track in Benahavís, and 44 per cent above the average for resale homes in the municipality. For a new villa of this size, that is a market-level price, especially with 3,035 m² of land included. With VAT, stamp duty, notary and lawyer, the €7,000,000 purchase price rises to around €7,910,700, roughly 13 per cent extra. Notably, the terraces total 110 m², just 13 per cent of the built area. So life in this villa happens mainly indoors and in the garden. The scheduled completion date of 1 July 2026 has already passed, which means you should in principle be able to view the home finished or nearly finished.

Location

El Madroñal lies higher up in the hills of Benahavís, between the San Pedro coast and the interior. The urbanisation is green and gated, with villas on generous plots and little through traffic. It is a place you come to live, not to stroll: shops, restaurants and the beach are further down. In return you get privacy and views across the valley to the sea. A car is essential here.

You reach San Pedro town centre in about 11 minutes and Puerto Banús in 14. The nearest beach, Playas del Duque, is a 13-minute drive. HC Marbella International Hospital is 12 minutes away, Creators International School 17 minutes. The village of Benahavís is also about 17 minutes by car. Málaga airport is 56 minutes away.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Madroñal Villas sits at around 254 metres above sea level.

According to the project data, the villa has sea views, and the house is oriented to capture as much sun and panorama as possible. We will check with you on site exactly how wide the view is from each floor.

Homes and finishes

The villa achieves energy rating A thanks to efficient construction, a heat pump for heating, cooling and hot water, and underfloor heating throughout. The sliding windows have double or triple glazing with acoustic and solar control properties. Floors are large-format porcelain and solid pine. The front door is reinforced. Home automation is pre-installed with a built-in 10-inch screen. When viewing, we check the heat pump, the indoor pool and the basement ventilation, and request the warranties and the first occupation licence.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Madroñal Villas through Privé.

  • Car-dependent: beach and Puerto Banús 13 to 14 minutes away
  • An 869 m² villa with an indoor pool means high maintenance costs
  • Completion slipped from 2025 to July 2026; verify the status on site
  • A single home: no other variants to compare prices with

Who is Madroñal Villas right for?

Madroñal Villas suits buyers looking for a fully equipped family villa with plenty of privacy, room for guests and their own wellness area. If you spend long periods in Spain and want to exercise and unwind at home, you will get a lot out of it. If you want a home where you can walk to a café or the beach, or prefer to keep maintenance costs low, a smaller villa closer to the coast is a better choice.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.
