About The Sky Marbella

With a villa, the asking price only tells half the story, and The Sky Marbella shows that well. The development has sixteen villas in La Alborada, a gated area just south of El Madroñal, at around 220 metres above sea level. Two villas are currently available: one with 5 bedrooms and 746 m² built, and one with 6 bedrooms and 1,129 m². The price difference is barely €400,000.

The design is calm and contemporary, with great attention to the transition between indoors and outdoors. The same large travertine-look porcelain tile runs seamlessly from the living room onto the terrace. Floor-to-ceiling sliding windows with a flush bottom track turn the terraces into an extension of the living space. Upstairs are the bedrooms with natural wood herringbone parquet and terraces with planters.

Every villa has its own garden, private pool, lift and parking. The basement houses a mosaic-finished hammam, alongside plant rooms with extra soundproofing. According to an agent selling the project, the basement can be fitted out further with a home cinema, wine cellar and spa, among other things. We go through the plans with you to see what is standard in the price and what is optional.

Location

La Alborada lies in the hills of Benahavís, between the golf valley and the villa area of El Madroñal. It is a quiet, residential setting with mostly villas and little through traffic. A driving range with a golf academy is close by. For shops, restaurants and the beach, you drive down towards San Pedro or Puerto Banús. Living here is a conscious choice of privacy and views over bustle.

San Pedro town centre is around 9 minutes away. HC Marbella International Hospital and the driving range are both a 10-minute drive. Puerto Banús and the Playas del Duque beach are 12 minutes away. Marbella's old town is 19 minutes away, Benahavís village 15 minutes. Allow around 55 minutes to Málaga airport.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. The Sky Marbella sits at around 220 metres above sea level.

According to the project data, all villas on offer have sea views. One agent describes views over the bay of Marbella; the exact orientation differs per plot and we check it on site.

Homes and finishes

The specification is extensive. The villas have a reinforced concrete structure, solid brick external walls with insulation, and thermally broken aluminium joinery with solar-control laminated double glazing. The front door is a natural oak pivot door, and the interior doors run from floor to ceiling. Lighting uses indirect LED with smart controls. The energy rating is B. We compare the specification with the plans of the chosen villa, check the bank guarantee on the stage payments and monitor construction through to completion.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for The Sky Marbella through Privé.

Our honest verdict on The Sky Marbella

Strengths

  • Large 6-bedroom villa at €6,107 per m², low for a new build of this standard
  • Detailed specification with clear materials and systems
  • Quiet location above San Pedro, yet only 9 minutes from the centre
  • Private pool, garden, lift and hammam in every villa
  • Payment schedule with 50% only due at the deed signing

Points to consider

  • 35% plus VAT already due on the private contract, early in the process
  • Completion not until December 2027, around 14 months to wait
  • Plots of around 720 m² are compact for villas of this size
  • The name resembles other projects, and they are sometimes mixed up online
  • Beach and Puerto Banús a 12-minute drive; everything by car

Who is The Sky Marbella right for?

The Sky Marbella suits buyers who want a new, spacious family villa with a refined finish and expansive views, a short drive from San Pedro and Puerto Banús. If you would rather have a large plot with plenty of garden, or a home that is ready now, you will find better options elsewhere in Benahavís. And if you prefer to pay most of the money only on completion, take a close look at the payment schedule.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert.
