About Serenity
Serenity lies just over the provincial border in La Alcaidesa, a golf community in the municipality of San Roque in the province of Cádiz. Gibraltar is closer here than Marbella. The development is aimed at buyers who value space, greenery and golf more than the busy life of the Costa del Sol. We have 7 homes in our overview, from €549,000 to €995,000, all due for completion in December 2026. There is a show home, so you can judge the finish for yourself.
The offer consists of apartments, ground-floor homes with gardens and penthouses. The ground-floor homes have 2 or 3 bedrooms and between 111 and 130 m² built, with terraces of 35 to 76 m². The first-floor apartment with 3 bedrooms costs €595,000. At the top are two penthouses with sea views: one with 2 bedrooms and an 81 m² terrace for €695,000, and one with 3 bedrooms and a 125 m² terrace for €995,000. Two ground-floor homes have energy rating A, the others rating B.
The communal areas are extensive and clearly geared towards families. There is a pool with a beach-style entry, a children's pool, a splash zone, hot tubs and a pool bar. You will also find an indoor gym, a yoga and meditation deck, a playground, table tennis, mini golf and a picnic area. The complex is gated, has lifts and, according to another agent, a private garage too. The golf clubhouse is within walking distance.

Location
La Alcaidesa is a green community on rolling hills between Sotogrande and La Línea, with two golf courses and views of the Mediterranean. It is a quiet, secluded residential community where golf sets the pace. Restaurants and shops have been added in recent years, but it remains a residential area. For serious shopping and nights out, you drive to the Sotogrande marina (14 minutes) or to Gibraltar.
La Alcaidesa beach is a 7-minute drive away. On foot it takes 43 minutes, so most residents take the car. Sotogrande International School has a campus a 5-minute drive away, which is appealing for families. You reach the hospital in La Línea in 14 minutes and Gibraltar airport in 21 minutes. Estepona town centre is a 28-minute drive, Puerto Banús 43 minutes and Málaga airport 84 minutes.
We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views
Here the sun rises at 7:04 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Serenity sits at around 110 metres above sea level.
The two penthouses are listed with sea views. According to the listing, the ground-floor homes and the first-floor apartment do not look out to sea, but probably onto the gardens or the golf course. We check this on site for each home.
Homes and finishes
Another agent lists underfloor heating in the bathrooms, air conditioning, solar panels, double glazing and built-in wardrobes for the development. The complex is also said to have security and a video entry system. Two homes achieve energy rating A, the rest rating B. Because there is a show home, you can actually see the materials and the kitchen rather than relying on renders. At every viewing we compare the show home with the specifications of your particular home, as they are not always identical.
Payment schedule
As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Serenity through Privé.

Who is Serenity right for?
Serenity suits golfers and families with children at an international school. It is also a logical choice if you often travel via Gibraltar or work there. If you are after the buzz of Marbella or want to do everything on foot, you will soon feel cut off here. For a holiday home, the peace and quiet is the trump card, but renting to tourists looking for nightlife will be harder than on the Marbella coast.
Why buy through Imagine Marbella?
With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.
- Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
- Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
- Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
- Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online
Not every property on the Costa del Sol ends up on a website.
Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Do I pay more if I buy Serenity through Imagine Marbella?

What costs come on top of the price of a new-build home?
In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Serenity, that adds up to around 13.0%.
