About Alcaidesa Homes

A 235 m² terrace with a 150 m² penthouse: that figure sums up Alcaidesa Homes well. No other new development in San Roque offers as much outdoor space relative to the home. All four homes on the current list have sea views. They are on the first or second floor and cost between €474,000 and €903,000.

It is a large development: according to the description, 289 homes with 2, 3 or 4 bedrooms, each with a parking space and storage room. It faces the golf course, between the golf clubhouse and a large hotel, in the part of La Alcaidesa known as La Hacienda Golf. Cars go underground to the car park, keeping the gardens car-free. There are security systems. The communal facilities include infinity pools, a gym, a sauna, a kids' club, a coworking and study room, a library and a cafeteria.

The four available homes are very different. A 3-bedroom apartment of 123 m² with a 34 m² terrace costs €474,000. A 2-bedroom penthouse of 119 m² has a 120 m² terrace for €699,000. The 4-bedroom apartment (144 m², 78 m² terrace) is priced at €743,000, the large 4-bedroom penthouse at €903,000.

Location

La Hacienda Golf is the higher part of La Alcaidesa, with the golf course on your doorstep and the Strait of Gibraltar on the horizon. The development sits at 80 metres above sea level. The surroundings are green and low-rise, home mainly to golfers and second-home owners. There is no centre with shops here; for groceries, schools and healthcare you drive to Sotogrande or the towns of the Campo de Gibraltar. La Alcaidesa is in the province of Cádiz.

The measured distance to Playa de La Alcaidesa is 2,312 metres: a 31-minute walk or a 5-minute drive. You reach Sotogrande International School in 7 minutes and Sotogrande marina in 16. The hospital in La Línea is 17 minutes away. Gibraltar airport is 23 minutes away, Málaga airport 86. Puerto Banús is a 46-minute drive.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:04 on 21 June and sets at 21:42, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Alcaidesa Homes sits at around 80 metres above sea level.

All available homes are listed with sea views. The description mentions views of the sea, the golf course and the Rock of Gibraltar; for each home we check how unobstructed that view remains in relation to the other blocks.

Homes and finishes

According to other sources, the homes have an open-plan living area with a fully fitted kitchen and integrated appliances, built-in wardrobes in the bedrooms, ducted air conditioning and underfloor heating in the bathrooms. Large windows open onto the terraces. The homes have energy rating B. With terraces of this size, we pay particular attention to drainage, waterproofing above the homes below and privacy from the neighbours. For a penthouse, we also ask which installations will go on the roof.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Alcaidesa Homes through Privé.

Our honest verdict on Alcaidesa Homes

Strengths

  • Terraces up to 235 m², the most outdoor space of any new build in San Roque.
  • All available homes have sea views.
  • 3-bedroom apartment at €3,854 per m², a keen price for sea views.
  • Extensive communal facilities, from a sauna to a library and kids' club.
  • Car-free gardens thanks to underground access to the car park.
  • Gibraltar airport a 23-minute drive away.

Points to consider

  • The stated distance to the beach is 800 metres; we measure a 31-minute walk.
  • Another agent mentions completion in the third quarter of 2027, not December 2026.
  • With 289 homes this is a large complex, with all the activity that brings.
  • The large penthouse costs €6,020 per m², well above the San Roque median.
  • Few amenities within walking distance, so you depend on the car.

Who is Alcaidesa Homes right for?

Alcaidesa Homes is made for people who live outdoors: golfers, couples who want to dine on the terrace looking out at Gibraltar, and families who will use the kids' club and pool. The 3-bedroom apartment is a strong entry point. If you prefer a small, intimate setting or want to do everything on foot, you will feel less at home here.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.

Frequently asked questions about Alcaidesa Homes

When will Alcaidesa Homes be completed?

Our data gives December 2026, but another agent mentions the third quarter of 2027. We request the current construction schedule and check that your stage payments are covered by a bank guarantee.

How far is Gibraltar from Alcaidesa Homes?

Gibraltar airport is a 23-minute drive away. From the terraces you can see the Rock of Gibraltar. Sotogrande is 16 minutes away.

Is Alcaidesa Homes on the beach?

Not really. The development is on the golf course. We measure 2,312 metres to Playa de La Alcaidesa: 31 minutes on foot or 5 minutes by car.

Why is the 2-bedroom penthouse more expensive than the 3-bedroom apartment?

Because here you pay for terrace and position. The penthouse has a 120 m² terrace compared with 34 m² for the €474,000 apartment.

Do I pay more if I buy Alcaidesa Homes through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Alcaidesa Homes, that adds up to around 13.0%.
