Selling your villa in Marbella: how to get the best price

Geert & Martine, makelaars aan de Costa del Sol sinds 2018 · 18 October 2026

Selling a villa in Marbella is quite different from selling a home back home. Your buyers come from all over the world, there is plenty of competition on the market and the finest homes are often sold discreetly. With the right preparation, a realistic price and strong presentation, you will sell faster and for a better result. In this guide you will find out how to go about it, which costs you will pay and what to watch out for.

Is now a good time to sell?

The Marbella property market is strong. In September 2026 the average asking price was around €5,970 per m², more than 3% higher than a year earlier, and actual sale prices rose by almost 8% in 2025. At the same time, the number of sales fell slightly: buyers have become more selective. Well-priced, move-in-ready homes in good locations sell quickly. Overpriced or dated properties stay on the market for longer. You will find more figures in our article on the property market in 2026.

Step 1: set the right price

The asking price is the single most important factor in a smooth sale. A price that is too high puts buyers off and leaves your home online for months, which makes it look less attractive. A sound valuation takes into account:

  • recent sale prices in the same area, not just asking prices;
  • the location, the views and the orientation;
  • the condition and finish of the property;
  • the size of the plot and the terraces;
  • current demand for this type of property.

Step 2: get your paperwork in order

Buyers and their lawyers check everything. Make sure you have these documents ready in advance to avoid delays or a sale falling through:

  • the title deed (escritura) and a recent extract from the Land Registry (nota simple);
  • the energy performance certificate, which is required before you can advertise;
  • the certificate of occupancy (licencia de primera ocupación);
  • proof of payment of property tax (IBI) and community fees;
  • building plans and permits, especially for extensions, pools and outbuildings.

Are there any unregistered extensions? Have them regularised in good time. It is one of the most common reasons why sales are delayed.

Step 3: presentation that sells

Luxury buyers make their first decision online. Professional photos, a video or drone footage, a floor plan and a compelling description in several languages make a huge difference. A light refresh almost always pays off too: a lick of paint, a tidy garden, a spotless pool house and clearing away personal belongings. Home staging can make a property look noticeably more valuable.

Step 4: reach the right buyers

In Marbella, more than 60% of buyers purchase from abroad. Your home therefore needs to be visible in the right countries and languages. We combine selective online marketing with our network of buyers and fellow agents, and we also offer the option of a discreet sale without public advertising. Which costs and taxes do you pay as a seller?

CostExplanation
Agency commissionAs agreed, usually a percentage of the sale price
Plusvalía municipalMunicipal tax on the increase in the value of the land, payable by the seller
Capital gains taxFor non-residents, 19% on the profit made
3% withholdingIf the seller is non-resident, the buyer withholds 3% of the price and pays it to the Spanish tax authorities as an advance on capital gains tax
Energy certificate and documentsModest costs
Mortgage redemptionIf applicable, plus any bank charges

The exact amounts depend on your situation. Seek tax advice before you put your property on the market, especially if you live in another country, as there may be tax consequences there too.

How long does a sale take?

That depends very much on the price, the location and the type of property. A correctly priced home in a sought-after location often finds a buyer within a few months. Once terms are agreed, a private purchase contract is signed with a deposit, usually 10%, followed by completion before the notary, generally within four to eight weeks.

The five most common mistakes when selling

  1. Starting with a price that is too high. The first few weeks online are crucial. An inflated price means few viewings, after which a price reduction is often needed and buyers start to wonder what is wrong.
  2. Paperwork not in order. Unregistered extensions or missing certificates delay or even block the sale.
  3. Weak photos. Dark or sloppy photos cost you viewings, especially with international buyers who shortlist online first.
  4. Too many agents at once. A property listed on ten websites at different prices loses credibility. A clear strategy with one dedicated partner works better.
  5. No tax planning. If you do not calculate the taxes and the 3% withholding in advance, you may be in for surprises after the sale.

Selling while you let the property

Do you let your home, for example in summer? That can be combined with a sale, but plan viewings carefully and inform buyers about any current rental agreements. A proven rental yield can even be an extra selling point for investors.

Frequently asked questions

How much tax will I pay if I sell my home in Spain?

As a non-resident you pay 19% capital gains tax on the profit, plus the municipal plusvalía. The buyer withholds 3% of the price as an advance payment.

What is my villa in Marbella worth?

That depends on the location, size, condition and views. A valuation based on recent sales in the same area gives the most reliable picture.

Can I sell my home discreetly?

Yes. With an off-market sale we only show your home to selected buyers, without any public advertising.

Do I need to be in Spain to sell?

No. With a power of attorney, your lawyer can sign the deed before the notary on your behalf.
