Where to look?
The areas of Sotogrande
Sotogrande's villa areas
Sotogrande was designed as a green, low-density estate, and that shows most in its villas. Sotogrande Alto, inland on the hills around Valderrama, offers large plots, mature gardens and plenty of privacy. Sotogrande Costa is by the sea, with villas within walking distance of the beach and marina. La Reserva is the newer part, with contemporary villas around a golf course and a lagoon for water sports.
For a more affordable home, look at townhouses and smaller villas around Torreguadiaro, Guadiaro and San Enrique, or at La Alcaidesa, with golf and views of Gibraltar. It is a little less exclusive, but close to all of Sotogrande's amenities.
Prices and checks
Sotogrande averaged €4,082 per m² in September 2026 (idealista), 11.1% more than a year earlier. Villas in Sotogrande Alto and by the sea sit well above that average, townhouses in Guadiaro below it. Many villas date from the 1970s to 1990s: generous plots on established streets, but often in need of renovation. New villas are found mainly in La Reserva and on freed-up plots in Sotogrande Alto.
With an older villa, have the technical condition and the legality of extensions checked, and ask about Sotogrande's owners' association fees and garden and pool upkeep. Bear in mind too that Sotogrande is quiet out of season and Marbella is about 45 minutes away.
The beauty of Sotogrande is that the same budget often buys a larger plot and more peace than in Marbella. If you also want to let the villa, Sotogrande Costa or the marina area are the best bets.
