Apartments in Sotogrande: marina, beach or golf
Sotogrande lies in the municipality of San Roque, in the province of Cádiz, and is a sprawling private estate with low-density building, polo, a marina and some of the best golf courses in Europe, including Valderrama. Apartments are mainly found around the Sotogrande marina: waterfront developments with restaurants, boats and the beach within walking distance. It is where Sotogrande is liveliest, especially in summer.
If you prefer the beach, look at Sotogrande Costa and Torreguadiaro, with real Spanish village life and beach bars. Golfers will find newer apartments in La Reserva and around La Alcaidesa golf, with sea views to Gibraltar and Africa. Pueblo Nuevo de Guadiaro and San Enrique have more affordable apartments, a few minutes from the marina.
Life in Sotogrande is about the outdoors: sailing from the marina, a polo match in summer, golf all year and long uncrowded beaches. If you would rather avoid the bustle of Marbella but still want quality, you will soon feel at home here.
Prices and what to know before buying
According to idealista, the average asking price in Sotogrande was €4,082 per m² in September 2026, up 11.1% on a year earlier. Marina apartments stood at €4,375. On average €500,000 buys around 120 m², or about 115 m² on the marina: clearly more space than in Marbella. The town of San Roque itself is much lower, but it is a very different market.
Bear in mind that Sotogrande is very quiet outside summer. Check the community fees, which can be higher in developments with a concierge and gardens, and ask whether holiday letting is allowed. Málaga airport is about an hour and a half's drive away, while Gibraltar's is much closer.
