Where to look for a villa
The coast's villa heartland lies between Marbella and Estepona. In Marbella, look in Nueva Andalucía, Sierra Blanca, Guadalmina or the green east around Elviria and Los Monteros. Benahavís has established golf areas such as La Quinta and Los Arqueros and some of Europe's most exclusive estates. Estepona offers beachfront villas on the New Golden Mile and golf villas in El Paraíso and Atalaya, often with more plot for your budget.
If you want to be closer to the airport, look at Mijas (La Cala, Valtocado, Campo de Mijas) or Benalmádena (Torrequebrada, Torremuelle). Further west, Sotogrande, Casares and Manilva offer peace, large plots and world-class polo and golf.
How villa prices work
According to idealista (September 2026), average asking prices along the coast range from €3,043 per m² in Manilva to €5,967 in Marbella, with peaks such as the Golden Mile at €8,331. With villas, however, views, plot, orientation and distance to beach, golf and schools weigh more than the average per m². A renovated older villa on a large plot is often better value than a new build on a small one.
New villas are found mainly in Benahavís, Estepona and around the golf courses of Mijas and Casares, often off-plan and with contemporary architecture. Resale villas dominate in the established areas of Marbella, Sotogrande and Benalmádena.
What to always check
Have the legality of every extension, the pool and outbuildings checked, along with the condition of roof, plumbing and damp-proofing. Ask about the IBI, urbanisation fees and garden and pool upkeep. With country houses and fincas, legal checks on the plot, water supply and access are especially important. We guide you through it from first viewing to notary.
Frequently asked questions
Where do you get the most villa for your money?
In the west, in Manilva, Casares and parts of Estepona, and inland in Campo de Mijas. Average prices per m² there are clearly lower than in Marbella.
Which villa areas suit families?
Nueva Andalucía, Guadalmina and Elviria in Marbella, El Paraíso and Atalaya in Estepona, and Sotogrande: all close to international schools.
Is a sea-view villa always more expensive?
Usually, but the premium depends on the municipality. Sea views are more affordable in Benalmádena or Manilva than in Sierra Blanca or on the Golden Mile.
