Casares is really two worlds. High in the hills is the white village, built against a rock at 435 metres beneath the remains of a Moorish castle, protected as a historic ensemble since 1978 and the birthplace of Blas Infante, father of Andalusian nationalism. Down by the sea lies a narrow coastal strip between Estepona and Sabinillas, with golf courses, residential complexes and wide, quiet beaches. Between the two are some fifteen kilometres of hills, cork oaks and views.
People who buy here choose peace. There is no grand promenade or nightlife hub, but there is nature, golf and a strong sense of space.
The areas of Casares
On the coast are Casares Playa, with complexes running almost to the beach, and Doña Julia, built on the hills around the golf course of the same name with sea views. Here you mainly find apartments, penthouses and townhouses, plus a growing number of new developments. Casares Pueblo is the opposite: village houses on steep lanes, fincas and country houses in the hills, Spanish neighbours and a rhythm that has barely changed in centuries.
Prices
According to idealista, the average asking price in Casares in August 2026 was €3,197 per m², 3.7% lower than a year earlier. No September figure had been published yet. That makes Casares roughly half the price of Marbella and cheaper than Estepona. Half a million buys on average around 155 square metres, enough for a spacious coastal apartment or a townhouse with terraces. Coastal and new-build homes sit above the average, village homes often below it.
Beaches, golf, nature and schools
The Casares beaches, such as Playa de la Sal by the Torre de la Sal watchtower and the beach at Bahía de Casares, are wide and rarely crowded, and Playa de la Sal is one of the few dog-friendly beaches on the coast. Finca Cortesín, with its five-star hotel and championship course, hosted the 2023 Solheim Cup. Doña Julia is an 18-hole course with sea views. Nature lovers hike in the Sierra Crestellina and the Guadiaro valley. There is no international school in the municipality, so families choose Estepona or Sotogrande.
Getting around
From the coast, allow around eighty minutes to Málaga airport and roughly an hour to Gibraltar. Estepona is fifteen minutes away and Sotogrande twenty. From the village it is about twenty minutes down a winding mountain road to the coast. A car is essential throughout the municipality. For large supermarkets, hospitals and shopping centres you head to Estepona or Sabinillas. The village has a bakery, a pharmacy, cafés on the square and a few small shops. Near the Manilva border are the La Hedionda baths, linked to the legend that Julius Caesar was cured there.
New build or resale, and who is it for?
On the coast, sea-view new developments come onto the market regularly, alongside older complexes with generous terraces that are often keenly priced. In and around the village you mainly buy resale village houses and fincas, and you should always have the legal status and permits properly checked. Casares suits retirees, golfers, remote workers and second-home owners who value peace and space more than proximity to the airport.
