Who is it for?

Is Cancelada right for you?

Ideal if you

  • want to live year-round among Spaniards, with real village life
  • have children and want schools, a sports centre and playgrounds nearby
  • are looking for a modern new-build home with all the shops a few minutes away
  • enjoy eating in simple Spanish restaurants and grills

Less suitable if you

  • want an exclusive gated villa estate (look at El Paraíso instead)
  • want to live right by the sea: the village is on the mountain side of the A-7 (look at Costalita)
  • want no construction nearby: building is still very active in the north

Living in Cancelada

Cancelada is the only true village on the New Golden Mile. It lies between the Guadalmansa river to the west and the Arroyo Taraje towards Marbella, at the foot of the Sierra Bermeja. The old centre, Pueblo Viejo de Cancelada, has low whitewashed houses, narrow lanes and small shops, some homes dating back to the 1940s. There is a post office, pharmacies, bakeries, hairdressers and a handful of bars where neighbours meet in the morning.

That makes Cancelada feel different from the complexes around it: Spanish families live here all year, alongside a growing number of foreigners who come precisely for that village feel. In the evening you eat not in trendy beach clubs but in grill houses, bodegas and pizzerias, at Spanish prices and among local families.

Sport, schools and family life

For families Cancelada is practical. There are state schools and a health centre, and the municipal sports centre has pools, a gym and padel and tennis courts. The local football club CD Cancelada has its own pitch and there are several playgrounds, including Plaza de Nieves, renovated in 2025. For international education, it is a few minutes’ drive to The International School Estepona in Bel Air, or to other international schools in Estepona.

New build around the village

Most new build is in the north of Cancelada, on the slopes with sea views. Here you find gated complexes such as Los Miradores del Sol and more recent projects with apartments, penthouses and townhouses, often with a clubhouse and gym. By the sea sits the older Playa Cancelada complex. So you can choose between a village house to restore, an apartment from the 2000s or a brand-new penthouse.

With new build, think about the long-term view, as plots are still free, and about access. There is a bus to Estepona and Marbella, but Marbella-bound stops are reached via a footbridge over the A-7.

Beach and surroundings

The beaches of Costalita and El Saladillo lie across the A-7, a few minutes by car or bike. The sand is dark and the water often clear, and the Senda Litoral walking and cycling path runs along the coast. Large supermarkets are in neighbouring Bel Air, and the private Hospiten Estepona hospital is close by on the old coast road.

Frequently asked questions about Cancelada

How much does an apartment in Cancelada cost?

Village houses usually sit below that average, while new builds with sea views come in above it.

Is Cancelada a good place for families?

Yes. There are state schools, a health centre, a sports centre and playgrounds, and a British primary school is in neighbouring Bel Air.

Can I manage without a car in Cancelada?

Better than in most areas on the New Golden Mile, because the village has its own shops and the Estepona to Marbella bus stops here. For the beach and big shops, a car is still handy.

Is there still a lot of construction in Cancelada?

Yes, mainly in the north of the village, with several projects completing in 2025 and 2026. For any home, ask what is planned on the surrounding plots.
