About Terra Nova Hills

A villa with its own pool and sea views for under 1.1 million euros is becoming hard to find in the hills behind Marbella. Terra Nova Hills is a small development of 14 semi-detached villas in La Mairena, a residential area that belongs to the municipality of Ojén. The homes sit on the El Soto golf course. Our data lists one villa with 3 bedrooms and 3 bathrooms for €1,050,000, with completion in January 2027.

The villa has 185 m² of built area, of which 160 m² usable, spread over two levels. The outdoor space stands out: 124 m² of terrace, a private garden, a private pool and a rooftop solarium with views of the sea and the golf course. Our feed lists a 250 m² plot, while the description and other sources speak of around 400 m². We will have that difference confirmed. There is parking on the property and the home has energy rating B.

According to the description, early buyers can choose their own finishes, colours and a number of options. Another source mentions underfloor heating, air conditioning, a fireplace in the living room and home automation, and describes the development as pet-friendly. The whole complex is gated. A communal pool does not appear in our data: everything revolves around your own plot.

Homes and finishes

The home has energy rating B. Sources mention underfloor heating, air conditioning, a fireplace and a home automation system. Early buyers can choose from various finishes and colours. With a selection process like this, we check that the chosen options and any extra costs are set out in writing in the contract. As completion is close, we visit the site and look at the finish of the pool, the drainage on the roof terrace and the insulation.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Terra Nova Hills through Privé.

Our honest verdict on Terra Nova Hills

Strengths

  • Private pool, solarium and 124 m² of terrace for €1,050,000.
  • Sea views and a setting on the El Soto golf course.
  • Small development of 14 villas, so few neighbours.
  • Completion as early as January 2027.
  • Price per m² 11% below the other new builds in Ojén.

Points to consider

  • The plot is 250 m² in our feed but around 400 m² in other sources.
  • Málaga airport is a 50-minute drive away.
  • The beach is 17 minutes away by car, and nothing is within walking distance.
  • Semi-detached: you share a wall with the neighbours.
  • Only 2 comparable new developments in Ojén, so the comparison is limited.

Who is Terra Nova Hills right for?

Terra Nova Hills suits golfers and couples or small families who want privacy, their own pool and a view, and who do not mind taking the car for everything. It is also interesting if you are looking for a villa near Marbella without Marbella's own price level. Less suitable if you often fly in and out for short stays or want the beach within walking distance.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.
