About Ocean View Marbella

The name says Marbella, but the address says Ojén. Ocean View Marbella is in El Soto de Marbella, a green hillside neighbourhood above the coast that belongs to the municipality of Ojén. That is the key thing to know: you don't live by the sea or in town here, but high up in nature with the Mediterranean as your backdrop. The homes were completed in May 2026 and are key-ready, so there are no years of waiting.

According to the description the development has 44 homes, which is small for this area. Our data covers five of them. On the ground floor there is a 2-bedroom apartment of 132 m² for €942,500 and a 3-bedroom one of 151 m² for €1,015,000. On the first floor there is a 3-bedroom apartment of 149 m² for €1,041,100. Above that you move into another league: a 134 m² penthouse with a 272 m² terrace and private pool for €2,000,000, and a 4-bedroom apartment of 288 m² with a 285 m² terrace and private pool for €2,950,000.

According to the data, all five homes have sea views, a parking space and energy rating B. The estate is gated and borders around 230 hectares of protected nature. Residents share a heated 25-metre pool, a sun terrace, a covered outdoor kitchen and a barbecue area. There is a concierge service and 24-hour security with patrols. Parking is underground and a private storage room is included.

Ocean View Marbella in figures

With a median of €7,140 per m², Ocean View Marbella is 11% more expensive than the median for new builds in Ojén (€6,408, based on 2 projects). Compared with resale homes in Ojén (€4,226 per m², idealista, September 2026), you pay 69% more. That is a big gap, but much of the existing stock in Ojén is older and has no sea views or gated estate. If you buy the cheapest apartment at €942,500, budget around €1,065,160 all in: €94,250 VAT, €11,310 stamp duty, €5,700 notary and €11,400 lawyer, 13% in total. The price jump at the top end is striking: going from 3 to 4 bedrooms costs almost €2 million more here, because you are also buying a private pool and a 285 m² terrace.

Location

El Soto de Marbella lies between Marbella and the white village of Ojén, against the hills that shelter the coast. The development sits at around 284 metres and borders protected countryside with walking trails. That means peace and quiet, cool summer evenings and wide views over the coastline. The flip side is that you can't do anything on foot here. There is no village square round the corner and no seafront promenade. Living here is a conscious choice for space and calm, and you take the car for shopping, restaurants and the beach.

In practice: the nearest beach, Playa de Calahonda, is an 18-minute drive away. The supermarket is 16 minutes, Hospital Costa del Sol 19 minutes. Marbella's old town is 25 minutes away, Puerto Banús 30. Colegio Alborán, a school, is 17 minutes away. Málaga airport is a 52-minute drive, Gibraltar 82 minutes.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:01 on 21 June and sets at 21:40, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Ocean View Marbella sits at around 284 metres above sea level.

According to the data all homes have sea views, and thanks to the elevation you look out over green hills to the coast. The orientation of each home is not in our data; we check it on site, because it determines how much evening sun your terrace gets.

Homes and finishes

The finish is high-end. The kitchens are made to measure by Valcucine and fitted with Miele, Bosch or Neff appliances. There is underfloor heating throughout, ducted air conditioning, Geberit and Calamita sanitaryware, LED lighting and Schüco double glazing with UV protection. The home automation system monitors leaks, smoke and open windows. Because the homes are already finished, you can see everything for yourself. On a viewing we mainly check the finish of the terraces and drainage, how the home automation works and whether the first owners' association already has a budget.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Ocean View Marbella through Privé.

Our honest verdict on Ocean View Marbella

Strengths

  • Key-ready since May 2026: you see what you buy and can use it straight away.
  • Sea views from every home in our data, thanks to the location 284 metres up.
  • Small development of 44 homes, with concierge and 24-hour security.
  • High-spec technology: underfloor heating, Schüco windows, home automation with leak detection.
  • Heated 25-metre pool, usable outside the high season too.

Points to consider

  • You pay 69% more per m² than for resale homes in Ojén.
  • Beach, supermarket and hospital are all 16 to 19 minutes away by car.
  • Without a car you can't get anywhere; nothing is within walking distance.
  • The two largest homes cost €2,000,000 and €2,950,000, a very different budget.
  • The brochure quotes shorter distances to Marbella than we measure; allow 25 minutes.

Who is Ocean View Marbella right for?

Ocean View Marbella suits buyers who are mainly after peace, views and a well-kept development and don't want to wait for a building project. If you spend long winters here, you will also appreciate the underfloor heating and heated pool. It is less suited to anyone who wants to walk to the sea every morning, wants Marbella's nightlife on the doorstep or is looking for an affordable way in.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Frequently asked questions about Ocean View Marbella

Is Ocean View Marbella in Marbella or in Ojén?

The development is in El Soto de Marbella, a neighbourhood that belongs to the municipality of Ojén. So you pay local taxes in Ojén. Marbella's old town is a 25-minute drive away.

How far is Málaga airport from Ocean View Marbella?

By our measurement it is a 52-minute drive to Málaga airport. Gibraltar is 82 minutes away. For short visits from abroad, Málaga is the obvious choice.

Can you move straight into Ocean View Marbella?

Yes. The homes were completed in May 2026 and are key-ready. So you don't pay off-plan instalments, but you do pay the full price at the notary. We recommend a technical inspection before signing.

How far is the beach?

The nearest beach is Playa de Calahonda, 18 minutes away by car. Walking is not an option: the development is high in the hills, far from the coast road.

Do I pay more if I buy Ocean View Marbella through Imagine Marbella?

No. You pay the same price as buying directly from the seller. Through us you also get independent advice, legal guidance and aftercare.

What costs come on top of the price of a new-build home?

In Andalusia, a new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), plus notary, land registry and lawyer's fees. For the most affordable home in Ocean View Marbella, that adds up to around 13.0%.
