About Paraiso Beach

Buying a new apartment a few steps from the sea for under €400,000 has become almost impossible on the Costa del Sol around Marbella. In Torrenueva, on the edge of La Línea de la Concepción in the province of Cádiz, it can still be done. Paraiso Beach lies beyond San Roque and Sotogrande, next to La Alcaidesa and close to Gibraltar. The development has 118 homes around 50 metres from the beach, and the cheapest apartment in our data costs €378,000.

You can choose between apartments with 1, 2 or 3 bedrooms and terraced homes. Ground-floor apartments have a terrace with garden, the middle floors spacious terraces and the penthouses large roof terraces. The apartments in our data range from 67 m² with a 26 m² terrace to 120 m² with a 45 m² terrace. The terraced home is in a different category: 206 m² with a 96 m² terrace, a private pool, a solarium and a basement, for €932,000.

The complex will have designer pools, a spa, a gym, lounge areas and walking paths linking up with the adjacent nature area. Every home has an underground parking space and a storage room. The development is being built in phases and is not finished yet: completion is planned for December 2028.

Paraiso Beach in figures

Two figures tell the story. With a median of €5,236 per m², Paraiso Beach is 32% below the €7,681 median we calculate for new builds in this area, but that is based on just 2 developments, including one in Gibraltar itself. Compared with resale homes in La Línea de la Concepción (€1,618 per m², idealista, September 2026) you pay 224% more. That gap is large: the older homes in La Línea are mostly in town, not on a beach next to La Alcaidesa. More favourable is the outdoor space, at 40% of the built area the highest score in our comparison. For the €378,000 apartment you pay around €427,236 all in. An extra bedroom costs on average around €58,000.

Calculated by Imagine Marbella on 20 October 2026 from the current supply of 2 new developments in La Línea de la Concepción and the average asking price of resale homes in La Línea de la Concepción according to Idealista, September 2026. Costs are an estimate; we will prepare an exact calculation for you.

Location

Torrenueva lies on the eastern coast of La Línea de la Concepción, where the town gives way to the golf urbanisation of La Alcaidesa. It is a quiet stretch with natural beaches, open space and few high-rise buildings. From Marbella you drive past Sotogrande and San Roque to get here. Gibraltar is on the other side of La Línea. According to the project description, La Alcaidesa golf is around 4 km away, Sotogrande marina 12 km and Valderrama 15 km.

In practice you need a car. As the crow flies the beach is close by and it is 4 minutes by car, but the measured walking route is long, which suggests a detour. Aldi is a 5-minute drive away, La Línea hospital and an English-speaking school 9. You can reach Gibraltar Airport in 15 minutes, Puerto Banús in 50 and Málaga Airport in 90.

We will send you the exact location and the address of the sales office when you request Privé access or book a viewing.

Sun, light and views

Here the sun rises at 7:04 on 21 June and sets at 21:41, giving 14.6 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Paraiso Beach sits at around 17 metres above sea level.

All homes in our data have sea views, and according to the project description the view over the sea is unobstructed. The orientation of each home is not in our data; we check by plot number how open the view remains from the ground-floor homes.

Homes and finishes

Heating and cooling come from an air-source heat pump and ducted air conditioning; hot water comes from an aerothermal system. Kitchens are fully fitted and the front door is reinforced. The apartments and terraced homes have a B energy rating. The project description says nothing about kitchen and bathroom brands, so we request them in the technical specification. We also check that every advance payment is covered by a bank guarantee.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Paraiso Beach through Privé.

Who is Paraiso Beach right for?

Paraiso Beach suits buyers who value the beach and nature more than restaurants and nightlife, and who are looking for an affordable second home by the sea. Golfers and anyone who regularly travels via Gibraltar will also feel at home here. Less suitable if you want the buzz of Marbella or Málaga close by, or if you want to move in soon.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert.
