Living in Río Real
Río Real sits just east of Marbella town centre, around the river that gives it its name. It is the first neighbourhood of East Marbella: the old town is a few minutes' drive away, yet you live among pines, greens and sea. The area took shape in the 1960s, when banker Ignacio Coca's group built the Los Monteros hotel and the golf course here.
The housing mix is varied. On the slopes around the course you find medium to large villas, many looking over the fairways to the sea. On the beach stand the Río Real Beach apartments from 1998, in ochre four-storey blocks. In between are modern complexes with gardens and pools. Supply is never large: people who buy here tend to stay.
Golf, beach and the coastal path
Río Real golf course opened in 1965 and was designed by Javier Arana, Spain's best-known golf architect. Its 18 holes cross the river four times and run down to the beach. A boutique hotel sits next to the clubhouse. Santa Clara and Marbella Golf are two more courses a few minutes away.
Down by the sea is Río Real beach, the eastern end of El Pinillo, with the Trocadero Arena beach club and a watersports school. From here you can walk or cycle the coastal path into town and Marbella's harbour. Hospital Costa del Sol is a few minutes further east. The M-220 bus stops in the area and runs every half hour between Marbella and Fuengirola.
What is changing
Río Real is entering a new phase. The former Incosol, a legendary hotel that closed in 2013, was granted a licence in October 2025 for conversion into a five-star wellness hotel. Next to the golf course, a Four Seasons resort with hotel and private residences is also in the pipeline. That lifts the area's profile, but it also means building sites over the coming years.

Can I walk to the beach from Río Real?
From the beachfront apartments and the lower part of the area, yes. From the villas higher up the hill you will usually drive, which takes a few minutes.
Is Río Real a good choice for families?
Yes, especially if you want space and quiet. The English International College and Colegio Alborán are about ten minutes' drive east, and Marbella town is very close.
