Apartments in Manilva: marina, beach and hills
Manilva is the westernmost coastal municipality in the province of Málaga, just before Sotogrande and Gibraltar. Life moves more slowly here than in Marbella and the atmosphere is relaxed. The heart of the apartment market is Puerto de la Duquesa, a lively marina full of restaurants and terraces, surrounded by developments with pools. A little further on is San Luis de Sabinillas, a genuine Spanish seaside town with a long promenade, a market and year-round amenities.
On the hills above, around La Duquesa golf and towards Manilva village, there are developments with large terraces and views across the sea to Gibraltar and Africa. Punta Chullera, on the border with Casares, is quieter and ideal if you want to be close to the beach without the crowds.
Manilva draws a mixed crowd: British and Scandinavian winter residents, Spanish families from Málaga and Seville with their summer flat here, and a growing number of buyers who work from home and want peace by the sea.
Prices and what to check
According to idealista, the average asking price in Manilva was €3,043 per m² in September 2026, up 11.3% on a year earlier. On average €500,000 buys around 165 m², and frontline options are within reach of budgets that would barely stretch in Marbella. New builds are mainly on the hills, while resale apartments around the marina and in Sabinillas often have the best locations.
With older developments, check the condition of the building and the community fees, and ask how many owners live there all year. If you plan to let, check whether holiday rentals are allowed and whether a licence exists. Bear in mind that Málaga airport is well over an hour's drive away.
