Living in Manilva

Manilva is the westernmost coastal municipality in Málaga province, just before the border with Cádiz. The old village sits on a hill among the vineyards, while down by the sea are the lively coastal town of Sabinillas and the marina at La Duquesa. The atmosphere is relaxed and unpretentious: life here is about the sea, the terrace and the catch of the day rather than designer shops or beach clubs. A mixed community of Spaniards, Britons, Scandinavians and other Europeans lives here, and there is still life out of season.

The areas of Manilva

San Luis de Sabinillas is the commercial heart, with a promenade, shops, banks and restaurants, and mostly apartments in smaller blocks. La Duquesa revolves around the marina, with apartments and penthouses on the quay and complexes and villas on the hills towards the golf course. Punta Chullera, a quiet headland with a 16th-century watchtower, lies at the far western end looking out to Gibraltar, ten minutes from Sotogrande. The old village of Manilva itself offers townhouses among the vineyards.

Prices

According to idealista, the average asking price in Manilva was €3,043 per m² in September 2026, 11.3% up on a year earlier. That makes Manilva the cheapest coastal municipality on the western Costa del Sol, roughly half the Marbella level. Half a million buys on average around 165 square metres: a large apartment or townhouse, sometimes even something frontline. The strong rise over the past year shows more and more buyers are discovering this value.

Beaches, golf and traditions

The sandy beaches of Sabinillas and La Duquesa are wide and well served by beach bars. By the sea stands the Castillo de la Duquesa, a fort from 1767 that now houses the archaeological museum. La Duquesa Golf, designed by Robert Trent Jones Sr., sits on the hills with sea views, and the Sotogrande and Casares courses are fifteen minutes away. Manilva is also wine country: muscatel grapes have grown here since Roman times, and every first weekend of September the village celebrates the Fiesta de la Vendimia with traditional grape treading.

Schools and getting around

There is no international school in the municipality itself. Most families choose Sotogrande International School, about fifteen minutes away, or the schools in Estepona. Málaga airport is around eighty minutes via the AP-7 and Gibraltar about fifty-five minutes. Around Sabinillas you can do a lot on foot, but for golf, schools and outings a car is essential. For everyday needs such as supermarkets, banks and a health centre, you do not need to leave the municipality.

New build or resale, and who is it for?

Most of the supply is resale apartments and townhouses, often with large terraces and keen prices. On the hills above Duquesa and towards Punta Chullera, sea-view new developments are appearing too. Manilva suits retirees, winter-sun seekers, families on a tighter budget and investors buying to let. With older complexes, check maintenance and community fees, and bear in mind that holiday lets in Andalusia require a licence.
