About Solenne

Solenne has 21 homes. That small number is the key argument: you share the facilities with few neighbours, and those facilities are more extensive than you would expect in such a small residence. There is an outdoor pool with sea views, but also a heated indoor pool, a sauna, a Turkish bath, a gym with natural light and a golf simulator. The development is in Puerto del Almendro, an established urbanisation in the hills above San Pedro.

You choose between first-floor apartments, ground-floor homes with a garden area and penthouses with a solarium. All homes have 2 or 3 bedrooms. The two-bedroom penthouse currently on offer combines an 86 m² terrace with a 67 m² solarium. Some ground-floor homes and penthouses get their own pool. Every home comes with a garage space and a storage room, and the entrance and perimeter are monitored by cameras.

The design features large floor tiles that run from inside to outside and floor-to-ceiling windows. The kitchens are open-plan and fitted with high-quality appliances. Lighting and climate are controlled by home automation. According to our data, completion is planned for 1 September 2029, but other sources mention the second quarter of 2028. We put that discrepancy on the table for every buyer first.

Solenne in figures

Prices per m² vary widely in this development: from €5,249 to €10,907, with a median of €7,630. That is about 3 per cent below the new-build median in Benahavís, but 36 per cent above resale homes. The spread is partly because the stated areas seem to be calculated differently per home, so always compare on the plans. A third bedroom costs around €260,000 extra here, from €1,050,000 to €1,310,000. Outdoor space has a median of 25 per cent of the living area, less than at many developments in the municipality. With VAT, stamp duty, notary and lawyer, the entry-level home costs around €1,186,600, some 13 per cent extra.

Sun, light and views

Here the sun rises at 7:02 on 21 June and sets at 21:41, giving 14.7 hours of daylight. On 21 December you still have 9.7 hours, with the midday sun at 30° above the horizon. Solenne sits at around 121 metres above sea level.

According to the project data, all homes on offer have sea views. One agent mentions a south and south-east orientation; we check for each home how open the view is per floor.

Homes and finishes

According to the project description, Solenne will have large-format floor tiles, open kitchens with top-level appliances, bathrooms with vanity unit, mirror and shower screen, and home automation for lighting and climate. Hot water and underfloor heating come from an aerothermal heat pump. The energy rating is B. For each home we request the technical sheet and the plans, check the bank guarantee on stage payments and verify which homes have their own pool and what that means for community fees.

Payment schedule

As with most new builds on the Costa del Sol, you pay in instalments: a reservation deposit, a portion on signing the purchase contract and during construction, and the balance at the deed signing. Every payment before completion must be covered by a bank guarantee. We will send you the exact payment schedule for Solenne through Privé.

Who is Solenne right for?

Solenne suits buyers looking for a small-scale residence with resort-style facilities, who want to live close to San Pedro and Puerto Banús without being in the hustle and bustle. It is interesting for those who spend a lot of time in Spain and will really use the spa and gym. If you want to move in quickly or want a large terrace at a lower price, you are better off looking at other developments.

Why buy through Imagine Marbella?

With us you pay exactly the same price as buying direct from the developer. Our fee is paid by the seller, not by you. What you get on top is what makes the difference.

  • Independent. We are not tied to any development. We compare the entire market and tell you honestly when a project is not right for you.
  • Stronger at the negotiating table. Whenever there is room to negotiate, on price, payment schedule, finishes or a parking space, we know the market, the sales figures and the developers. We defend your interests; the seller defends theirs.
  • Free extra services. We check licences, bank guarantees and specifications, provide legal support in your own language and plan viewings around your travel dates.
  • Beyond the handover. We follow the construction, the handover and the after-sales with you, so you are never on your own.

Off market: what you will not find online

Not every property on the Costa del Sol ends up on a website.

Owners who want to sell discreetly, a last penthouse that has not yet been released, a villa that only comes onto the market when the right buyer appears: part of the market changes hands without a single advert. Already know the market and looking for something you cannot find online? Tell us as precisely as possible what you are looking for. If it exists, we will find it for you.
