Living in Selwo
Selwo sits on the east side of Estepona, just inland from the A-7, on rolling hills overlooking the Mediterranean. Its boundaries are informal, roughly between Avenida Parque Selwo and the Arroyo de las Cañas, with El Velerín to the west and La Resinera to the east. The name comes from Selwo Aventura, the safari park that has drawn families from all along the coast for years.
The first homes appeared in the 1990s, but the real growth came over the last decade. Buyers here are often young families or northern Europeans looking for a modern second home with sea views, a pool and an easy-care garden. The park itself is seasonal and brings some extra traffic in summer, but in the evenings the streets fall quiet again.

Selwo is one of the largest new-build areas in Estepona. Alongside older complexes such as Terrazas del Sol and Torre Vigía, modern developments are springing up with apartments, penthouses, townhouses and villas, often with a clubhouse, gym and heated pool. Because most of what's for sale here is new build, that average is high and can shift quickly.
Daily life
Facilities in Selwo itself are limited: a racquet club with padel, gym and yoga, a few cafés and the green walking and cycling path along the Arroyo de las Cañas. For groceries you drive to Cancelada, Bel Air or Estepona town, about ten minutes away. The private Hospiten Estepona hospital is close by on the old coast road at El Velerín. El Velerín beach lies across the A-7, but safe pedestrian crossings are missing in many spots, so you usually take the car.
What to check when buying new in Selwo
If you buy off plan, always ask for the bank guarantee on every deposit, the building licence and a clear completion date. Look at what is still to be built: an open view today is not always an open view in three years. And ask how high the community fees are with all those extra facilities. Demand for modern sea-view homes is strong, but prices are already high and more supply is coming. Think long term and check whether licensed holiday letting is allowed in the complex.
