Who is it for?
Is San Pedro de Alcántara right for you?
Ideal if you
- want to live year-round in a real town with bakeries, café terraces and a Thursday market
- are moving with children: Laude San Pedro International College is right in town
- want to be close to the beach without paying Golden Mile prices
- like to walk or cycle: the boulevard has a cycle lane along its full length
Less suitable if you
- are after a private villa on a large plot (look at Guadalmina Alta or Sierra Blanca instead)
- want marina glamour and beach clubs on your doorstep (Puerto Banús is the more obvious choice)
- want total peace and quiet: the centre is lively, evenings included
Living in San Pedro de Alcántara
San Pedro is officially part of Marbella but feels like a town in its own right. Spanish families have lived around the church and main square for generations, and it shows: the bakery opens at seven, the tapas bars are busy in January, the street market fills the Thursday morning. International buyers blend in with locals here rather than living in a separate bubble.
The housing mix is broad: apartments in the centre and near the sea, townhouses in small complexes, and villas on the edges towards Guadalmina and Cortijo Blanco. At an average asking price of €4,649 per m² (idealista, September 2026), your budget stretches noticeably further here than elsewhere in Marbella.
Who buys here? Families who want to put down roots, people working from home who like everything within walking distance, and retirees who would rather live among Spaniards than on a holiday complex. Investors look at San Pedro too, as demand for long-term rentals holds up all year. The north of town, around residential areas such as Nueva Alcántara, is quieter and more spacious than the old centre.
The boulevard and the beach
Since December 2014 the A-7 has run through a two-kilometre tunnel here. On top is now a park with playgrounds, an open-air amphitheatre, a skate park and a cycle lane. It changed the town: north and south are joined up again, and families treat the boulevard as an extension of their living room.
Down by the sea, a wide promenade runs along sandy beaches with chiringuitos. Head west and you can walk on to Guadalmina, where the Roman baths of Las Bóvedas sit right by the beach.
Schools, golf and practicalities
Laude San Pedro International College teaches the British and Spanish curricula from age 2 to 18, and Aloha College in Nueva Andalucía is a short drive away. Golfers are minutes from Guadalmina's 45 holes. Puerto Banús is about ten minutes by car, Málaga airport about an hour.
When searching, look closely at the exact location: an apartment on the boulevard is a very different proposition from one on a busy through road, and properties near the sea carry a clear premium. If you plan holiday lets, always check first whether a tourist licence is possible.
