Living in Elviria
Elviria lies about ten kilometres east of Marbella town and runs from the beach through pine woods and golf courses up to the hills. The shopping centre along the old coast road is its social heart: supermarkets, banks, pharmacies, cafés and restaurants all in one place. That makes Elviria one of the few areas in East Marbella where much of daily life does not involve a long drive.
The mix is varied, which makes Elviria accessible. There are apartments in complexes with subtropical gardens and pools, townhouses, penthouses, beachside villas and villas with sea and mountain views in Elviria Hills, the higher part next to the Greenlife course. Residents include families, retirees and second-home owners, with a strong Northern European presence. Many buyers choose it precisely because you still have neighbours and open shops outside the season.
Beach and beach clubs
The best-known beach is Playa de la Víbora, about 850 metres long and popular with families, with beach restaurants and Nikki Beach next to the Don Carlos hotel. The hotel reopened in 2026 after a major renovation. A little further east are Cabopino marina and the protected Artola dunes, with wooden boardwalks through the landscape. Many umbrella pines still line the shore, giving the beach a green feel.
Golf, schools and sport
Santa María Golf, with 18 holes, is under 200 metres from a beach; Greenlife is a 9-hole course in Elviria Hills, home to the El Lago restaurant. Cabopino Golf and Marbella Golf are close by. The English International College, founded in 1982, is on Elviria's western edge, and the Deutsche Schule in La Mairena about ten minutes away. Children have the Aventura Amazonia adventure park; adults have padel clubs and walking routes in the hills.
Prices and points to watch
Idealista recorded an average of €4,676 per m² in the Elviria-Cabopino zone in September 2026, well below the €5,967 for Marbella as a whole. Many complexes are no longer new, so ask about community fees, planned renovations and the state of roofs and pools. If you want to let, check that the complex allows holiday rentals and that the property can be registered with the Junta de Andalucía.
