Apartments for sale in Málaga

Apartments and penthouses for sale in Málaga: live in the historic centre, by the beach at La Malagueta or Pedregalejo, or in a modern district such as Teatinos, in a city full of culture with the airport on the doorstep.

Apartments in Málaga: from centre to beach

Málaga is the capital of the Costa del Sol and a real city: museums such as the Picasso Museum, a port where cruise ships call, universities, a growing tech scene and a high-speed train to Madrid. Buying an apartment here means choosing city life all year round. In the historic centre and the artsy Soho district you live in restored buildings among squares, tapas bars and shopping streets, all on foot.

If you want the sea, look east: La Malagueta, right next to the centre, and further on Pedregalejo and El Palo, former fishing quarters with beach restaurants and a relaxed feel. To the west, the districts along the Carretera de Cádiz and the newer seafront promenade offer more space for your money. Teatinos, near the university, is a modern district with wide avenues and many newer apartments.

Prices by district

Idealista recorded an average asking price of €3,969 per m² in the city of Málaga in September 2026, up 4.1% on a year earlier. The differences between districts are large: the Este district, with La Malagueta, Pedregalejo and El Palo, stood at €4,990 in August 2026, while Ciudad Jardín was at €2,715. On average €500,000 buys around 125 m², but in the centre or La Malagueta that is more likely a two-bedroom apartment.

What to check

Many buildings in the centre are old: ask about the condition of the facade, roof and pipes, the lift and planned works. Watch for noise on nightlife streets and for parking, which is expensive and scarce in the centre. Málaga has tightened its rules on tourist rentals in recent years, so do not simply assume short lets will be possible. Long-term rentals are in high demand in this city of universities and newcomers.
