For many buyers, Ojén answers a simple wish: a villa with space, nature and views, without living far from Marbella. La Mairena is the best-known villa area: a green, hilly urbanisation with villas on generous plots and panoramic views along the coast to Gibraltar and Africa. It is quiet, with plenty of greenery and walking trails, while the beaches and schools of east Marbella are a short drive away.

If you want authenticity, look at village houses in Ojén itself, or at country houses and fincas in the mountains around the village, with olive trees, mountain views and the Sierra de las Nieves on the doorstep.

Ojén mainly attracts buyers who want to live here all year and enjoy the outdoors: hikers, cyclists, families whose children love to play outside, and remote workers who want a sea view. It is less suitable if you want the beach, restaurants and nightlife within walking distance; Marbella itself would suit you better.

Prices and checks

Idealista recorded an average asking price of €4,226 per m² in Ojén in September 2026, up 9.4% on a year earlier. Villas usually sit above that average, but your budget often buys more plot and view than in comparable parts of Marbella. New villas are appearing mainly in La Mairena, while village houses and fincas are mostly resale.

With fincas and country houses, legal due diligence is essential: check that the house is legal or regularised, how water and electricity are supplied and what the access is like. In La Mairena the usual checks apply: legality of extensions and pool, condition of roof and installations, and community fees. Bear in mind too that in the hills you drive for almost everything and winters are cooler.
