Living in Marbesa
Marbesa lies on the seaward side of the A-7, between Elviria and Cabopino, below the villa estate of Hacienda Las Chapas. The first homes appeared here in the 1960s, when East Marbella was still mostly pine forest and dunes. You can still see that history: wide, leafy streets, mature gardens and a neighbourhood that feels like a quiet beach hamlet with no through traffic.
Homes are mainly detached villas, from authentic Andalusian houses to fully rebuilt modern villas with roof terraces. Many stand fifty to two hundred metres from the beach, on plots from a few hundred to well over a thousand m². There are also some townhouses and small apartment complexes. Supply is small and properties do not change hands often.
Beach, dunes and Cabopino
From Marbesa you simply walk to a wide sandy beach with beach bars and fish restaurants. To the east are Cabopino marina and the protected Dunas de Artola natural monument, with wooden boardwalks and the sixteenth-century Torre de los Ladrones. Westwards you walk to Elviria, with the Don Carlos hotel and Nikki Beach. Santa María Golf is just across the A-7, Cabopino Golf a little further. The surroundings are on the up: the Don Carlos hotel reopened in 2026 after a major renovation, and further west the Las Dunas resort project on Real de Zaragoza beach received its urbanisation licence in May 2026.
Daily life and things to check
For groceries and restaurants you drive a few minutes to Elviria. The English International College and Colegio Las Chapas are about ten minutes away, Marbella town fifteen and Málaga airport roughly 45. In July and August the beaches get busier and parking is harder; the rest of the year Marbesa is very calm.
Idealista recorded an average of €4,676 per m² in the Elviria-Cabopino zone in September 2026, but villas within walking distance of the beach in Marbesa sit clearly above that average. Many houses are decades old, so have the structure, past extensions and, for frontline homes, the coastal law (Ley de Costas) checked carefully.
