Fuengirola is a compact, lively seaside town between Benalmádena and Mijas. Everything happens along the promenade and in the streets behind it: café terraces, shops, markets, sports clubs, schools and healthcare that runs all year. It is one of the most densely populated municipalities in Spain, with residents from dozens of countries and a notably large Scandinavian community with its own schools, churches and associations. In October the town celebrates its Feria del Rosario, one of the biggest festivals on the coast.
The areas of Fuengirola
The centre and Los Boliches are the heart of town, with the port, promenade, train station and everything within walking distance. Here you mainly buy apartments, from compact studios to roomy sea-view flats. On the eastern side are Torreblanca, climbing the hill with sea views, and Carvajal, quieter and on the border with Benalmádena, with apartments and some villas. Inland are Los Pacos and El Coto, residential areas with complexes, townhouses and more greenery, a few minutes from the beach.
Prices
According to idealista, Fuengirola's average asking price in September 2026 was €4,452 per m², just 1.1% up on a year earlier. After years of strong growth the market here appears to be levelling off, giving buyers a little more breathing space. Half a million buys on average around 110 square metres, enough for a two or three-bedroom apartment. Frontline apartments with open sea views sit well above the average, older flats in the streets behind the promenade below it.
Beaches, leisure and schools
Fuengirola has seven kilometres of sandy town beach, with the promenade as the daily route for walking and cycling. The Moorish Sohail Castle at the river mouth, the Bioparc zoo and the marina add colour to daily life. There is no golf course within the municipality itself, but the Mijas courses are a few minutes away. For families the offer is unusual: St Anthony's College, the Swedish School, the Finnish School and The Ark Christian School.
Getting around
Fuengirola is the terminus of the C-1 commuter train, which runs via Benalmádena, Torremolinos and the airport to central Málaga. By car the airport is about half an hour away and Marbella twenty to thirty minutes. That makes Fuengirola one of the few places on the coast where you can comfortably live without a car.
Worth knowing: major works on the line are planned, with the stretch between Málaga and Torremolinos due to close for several months and replacement buses laid on, so check the latest timetable when you buy. A coastal railway on to Marbella and Estepona is being studied, but there is no date for it yet.
New build or resale, and who is it for?
Fuengirola is largely built up, so supply consists mainly of resale apartments. New builds are scarce and appear mostly as smaller projects or renovations. With older buildings it pays to check the lift, the condition of the building and the community fees. Fuengirola suits retirees, winter-sun seekers, young families, remote workers and investors after an easy-to-let apartment with everything on the doorstep.
