Planning situation

This is the most important point to understand. Under the current urban development plan, the land is classed as unconsolidated urban land. As a result, building is not feasible at present and construction licences are not being granted for it. A PERI, a special interior reform plan, is pending, which means an urbanisation project would be needed. The initiative would also be cooperative, so it does not depend on the owner alone.

In the 2010 plan, which was later annulled, the plot was set aside for public facilities. That does not mean the new plan will give it the same use. The new Marbella urban plan is still at a preliminary stage and does not yet classify this land, so the outcome will only become clearer once the initial approval phase is reached.
