Why so many new builds in Benahavís?
While Marbella is largely built up, Benahavís still has room on the hillsides just above the coast. That makes it one of the most active new-build municipalities on the Costa del Sol. Projects are concentrated in the south of the municipality: around La Quinta and its golf course, in Los Arqueros, in La Alquería and in Los Flamingos around Villa Padierna. Typical features are large south-facing terraces, infinity pools, gyms and views over the golf courses to the sea.
Alongside apartments and penthouses, villas and semi-detached homes are also being built, often in small gated projects. If you are aiming higher still, you will find new architect-designed villas in La Zagaleta and El Madroñal.
Prices, costs and buying off-plan
The municipal average was €5,602 per m² in September 2026 (idealista), up 6.5% on a year earlier. New builds with sea views usually sit above that average. On a new-build home you pay 10% VAT plus 1.2% stamp duty (AJD), rather than the 7% transfer tax on resale homes.
Off-plan, you usually pay a reservation, then instalments during construction and the balance on completion. Make sure every payment is covered by an individual bank guarantee or insurance policy, and have your lawyer check the building licence, payment schedule, specifications and ten-year structural insurance. Look critically at the developer too: how many projects have they delivered, and on time?
With hillside new builds, also look at orientation, the height of the plot and what could still be built in front of you. A great view today is no guarantee for tomorrow. We know the plans in the area and will tell you honestly.
