The Costa del Sol is the coastline of Málaga province, and in practice buyers also include Sotogrande, just over the border in Cádiz. Between mountains and sea, big towns, white villages, golf valleys and marinas follow one another. You get a mild climate, a large international community and amenities that run all year: hospitals, international schools, restaurants and sports clubs. Yet every municipality feels different, and the right choice depends on how you want to live. That is why this page compares the municipalities side by side, so you can quickly see which zone suits you.
The four main zones
In the west are Sotogrande, Manilva, Casares and Estepona: roomier, quieter and more affordable, with top-class golf in Sotogrande, marinas and fast-growing Estepona. The golden triangle of Marbella, Benahavís and Ojén is the heart of the luxury market, with the Golden Mile, the golf valley, exclusive gated estates and most of the international schools. In the middle are Mijas and Fuengirola, where golf, beaches and town life meet half an hour from the airport. In the east are Benalmádena, Torremolinos and Málaga: urban, lively and close to the airport and high-speed rail.
Prices by municipality
The differences are large. According to idealista, Marbella was the most expensive municipality in September 2026 at €5,967 per m², followed by Benahavís (€5,602) and Estepona (€5,021). Fuengirola, Ojén, Torremolinos, Benalmádena and Sotogrande sat between roughly €4,080 and €4,450, Málaga city at about €3,969 and Mijas at around €3,717. Casares (€3,197 in August) and Manilva (€3,043) are the most affordable. Estepona rose fastest, up 17.1% in a year, while Casares dipped slightly. Within each municipality, prices can vary widely by neighbourhood.
Beaches, golf and schools
There are about seventy golf courses between Nerja and Sotogrande, led by Marbella, Mijas and Benahavís, with Valderrama the best-known name. Beaches are mostly sandy with beach bars, from city beaches in Málaga and Fuengirola to quiet stretches in Casares. International schools exist in almost every area: around Marbella, in Estepona, Sotogrande, Fuengirola, Benalmádena and Málaga, offering British, IB, French, German and Scandinavian education.
Getting around
Málaga airport handled more than 26.7 million passengers in 2025, with the United Kingdom, Germany, the Netherlands, Italy and France as its largest markets. From Torremolinos it is fifteen minutes away, from Sotogrande about an hour and a half, and in the west Gibraltar is an alternative. The commuter train runs from Málaga via the airport to Fuengirola; further west, the car is king. The AVE links Málaga with Madrid and the rest of Spain.
New build or resale, and how to choose
New builds are concentrated mainly in Estepona, Benahavís, Mijas and the hills around Marbella, while urban municipalities such as Fuengirola, Torremolinos and Málaga mostly offer resales. Start with your lifestyle: city or peace, beach or golf, close to the airport or well away from the bustle. Bear in mind that holiday lets in Andalusia require a licence and the rules are getting stricter. We know every municipality and are happy to show you the honest pros and cons.
